Contractors, Contractors!
I often do Consulting work as a Remodeling Expert. Sometimes I review the Contract, Scope of Work and Plans for people who have already hired a Contractor but want a second opinion.
Other times my clients are considering purchasing a house or doing a big remodel and want some unbiased advice before they make final decisions.
Lately I was asked by a friend to look over his Contract on a kitchen remodel. I was immediately concerned that there was no MHIC (Maryland Home Improvement Contractor’s) license number listed, which is required by law. The answer from the Contractor is that he was working under someone else’s license, and he did eventually supply that number. The contract also had vague language about “redoing the kitchen” without specific details on what products or methods would be used. Also, my neighbor decided to have the job done without a permit, which leaves him open to all kinds of future problems, without much recourse.
As the job progressed, the Contractor made some very big errors. They changed some structural components in order to save themselves some money, didn’t put the Luxury vinyl flooring in before the cabinets (which is standard industry practice), and installed some things either incorrectly, upside down, or not at all. These actions mean the kitchen floor will probably buckle oe separate in the next 1-2 years, its warranty is voided because of improper installation.
Another contractor will have to come in and fix or finish the Project at the homeowner's further expense. The original Contractor is both unwilling and unable to get the whole job done. He discounted his prices in order to get the job, and his work reflects that.
In Summary, please do your due diligence! Hiring a licensed professional can make all the difference when it comes to quality and workmanship. It will also matter if there is any warranty work. Get referrals from other folks that have remodeled and enjoyed the experience, ask for references from the Contractor for similar projects!
And yes, I may in fact be visiting my friend to help him button up some undone items!
